1.) WHERE IS CROSS CREEK PLANTATION AND HOW LARGE IS IT?
Cross Creek Plantation is located in Seneca, SC on Wells Highway which is commonly known as the Beltline. The development includes 570 acres and will have an estimated 475 home sites.
2.) TELL US ABOUT THE GOLF COURSE?
Cross Creek Plantation members play a championship golf course professionally designed to be enjoyed by everyone regardless of their handicap. The wooded areas, the ponds, and the many streams make the course an exciting challenge and provide a quiet and relaxed lifestyle for the property owners.
The golf course architect was P.B. Dye. Those of you who watch P.G.A. golf on Sunday afternoons will associate the Dye name with the top golf courses in the country. The courses he has designed are famous for their unique qualities and preservation of the landscape’s natural beauty. P. 3.) WHO WILL OWN THE CLUB?
Cross Creek is an equity club and will be owned by the members. The bylaws require that the developer turn the club over to the members when 90 percent of the residential property is sold. 4.) WHAT TYPE OF CLUB MEMBERSHIPS WILL BE OFFERED?
Charter Members: (VOTING MEMBER) A complimentary membership was reserved for the first one hundred (100) home site buyers which entitled the immediate family and dependent children full use of all the facilities at Cross Creek Plantation. A Charter Membership must be held with the property for three years at which time the property may be sold and the membership retained. This membership did not require membership committee approval.
Equity Members: (VOTING MEMBERS) Reserved for property owners and entitles the immediate family and dependent children full use of all facilities at Cross Creek Plantation. This membership does not require membership committee approval.
5.) HOW MANY GOLF MEMBERSHIPS WILL BE AVAILABLE?
The number of golf memberships will not exceed the total number of home sites in Cross Creek Plantation plus the number of Charter Members who may choose to separate their membership from the property.
6.) WHAT IS THE INITIATION FEE FOR A FULL EQUITY MEMBERSHIP?
An Equity Membership valued at $17,500 is included with the purchase of a home site in Cross Creek Plantation.
7.) WHAT ARE THE MONTHLY CLUB DUES?
The dues for a property owner are $330.00 per month. In addition, property owners pay an annual community maintenance fee of $600 which is charged equally once per quarter at $150.00 per quarter. Food minimum is $150.00 per quarter. and includes alcohol, tea and coffee. Non Resident Lot Owners pay monthly dues of $245.00.
8.) CAN MULTIPLE OWNERS SHARE A CLUB MEMBERSHIP?
Yes, the membership is normally limited to a family, but a corporation, partnership or business may purchase a home site which will allow them to specify no more than two individuals who shall have membership rights. (SUBJECT TO CHANGE AND MAY BE DISCONTINUED WITHOUT NOTICE.)
9.) IF I BUY A HOME SITE WILL I BE GUARANTEED A MEMBERSHIP IN THE CLUB?
Yes, all property owners will become members of the club.
10.) DOES A MEMBER HAVE THE RIGHT TO SELL HIS MEMBERSHIP?
Yes, an Equity Member who sells his property will also sell his membership to the buyer of his property. The buyer will become a member without membership committee approval.
11.) CAN A MEMBER OWN HIS OWN GOLF CART?
Yes, a member who resides at Cross Creek Plantation may have his own golf cart, annual trail fee applies $1412.50. 12.) THE CLUB HOUSE.
The Club House offers 15,000 square feet of Georgian design that is a tribute to golfers who demand the best from a facility. Its grand architecture offers members formal, informal or private dining as well as spectacular golf course vistas.
13.) WHAT ELSE CAN YOU TELL ME ABOUT CROSS CREEK?
Cross Creek Plantation is located inside the city limits of Seneca and remains the largest annexation to date. There are so many positives, it’s hard to know where to begin: City water, paved roads, underground utilities, controlled access, natural gas, golf, tennis, swimming, covenants, restrictions, and affordable home sites.
14). WHAT ARE THE REQUIREMENTS FOR BUILDING AT THE PLANTATION?
A single-story home built along the golf course will have a minimum of 1,900 square feet plus a two-car attached garage on the ground level. A single-story home built off the golf course will have a minimum of 1,600 square feet plus a two-car garage attached on the ground level. Two-story homes will have a minimum of 2,000 square feet plus a two-car garage on the ground level. All house plans will be reviewed and approved by the Architectural Review Committee.
16.) IS FINANCING AVAILABLE? The developer has made arrangements with a local bank that will provide up to 90 percent of the financing for 15 years. THE FINANCING PROGRAM IS LIMITED AND MAY BE DISCONTINUED WITHOUT NOTICE.

18.) CAN I REQUEST THE MEMBER DIRECTORY?
Members may access the 2011 member directory online in the members only section.
19.) NEW CONSTRUCTION AND PROPERTY TRANSFER FEES
A one-time transfer fee of $2000.00 will be assessed at closing for the transfer of membership.
For each new home under construction, a Builder's Fee of $2000.00 will be charged for damage to the road and erosion control compliance. In the event that no fines are assessed during construction, $1000.00 will be refunded to the builder.
